Where is Arjan?

Between the Miracle Garden and Dubai Hills.

Arjan is a freehold residential community in Dubailand, registered by the Dubai Land Department in Al Barsha South 3. It sits at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Street (D63), north of Motor City, with Dubai Science Park to the north and the Dubai Miracle Garden on its eastern edge.

Launched by Dubai Properties in 2006, paused after 2010 and revived in the past decade, Arjan is now a district of low- and mid-rise apartment buildings, most between five and twenty storeys: studios to three-bedroom homes, with a few duplexes and penthouses.

Arjan remains one of the more affordable new-build districts inside the E311: prices per square foot rose about 15% in a year, while registered rents held steady, and two-bedroom rents rose about 9%. Portal listings put the asking price near AED 1,517 per sq ft and asking rents at about AED 53,000 for a studio, 79,000 for a one-bedroom and 116,000 for a two-bedroom.

Arjan's everyday life happens at street level: supermarkets, clinics, nurseries and gyms in the ground floors of its buildings, and bigger destinations a few minutes away.

Shopping

Supermarkets on almost every block (Carrefour Market, Choithrams, Blue Mart, Heartland and many minimarts). My City Centre Al Barsha is about five minutes north; Dubai Hills Mall is under ten minutes; Mall of the Emirates about fifteen. A retail park by Samana is under construction.

Parks & sport

Community parks, play areas, outdoor gyms and basketball, tennis and padel courts managed by Dubai Holding Community Management, plus gyms and pools in most buildings.

Mosques & daily life

Several mosques inside the community, nurseries, pet-friendly buildings, vets and cafés at street level. Most buildings give each home at least one parking space.

Getting Around

No metro yet, fast roads now.

Arjan is a car district today: the E311 and Umm Suqeim Street run along its edges, and the Umm Suqeim tunnel opened in August 2025 cut the drive from the E311 to Al Khail Road from about ten minutes to under four.

No station in Arjan. Mall of the Emirates and Mashreq stations (Red Line) are about fifteen minutes by car.
Gold Line
Approved on 22 April 2026: 42 km, 18 stations, routed through Al Barsha South, opening set for 9 September 2032. Station sites are not yet published.
Bus
A metro feeder bus loops between Arjan and Mall of the Emirates station (route F36 at the time of writing; check the RTA S'hail app).

Arjan is part of Dubailand. The Dubai Land Department registers it in Al Barsha South 3, at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Umm Suqeim Street, next to Motor City, Dubai Science Park and the Miracle Garden.

For many residents, yes: new buildings, parking, schools and two hospitals nearby, at mid-market prices. The trade-offs are the lack of a metro before 2032, peak-hour traffic and ongoing construction in parts of the community.

Mall of the Emirates and Mashreq stations on the Red Line, about fifteen minutes by car, with a feeder bus to Mall of the Emirates. The Gold Line, approved in April 2026, will run through Al Barsha South and is due to open on 9 September 2032.

Yes. Foreign buyers can own apartments in Arjan outright, and sales are registered with the Dubai Land Department.

Over the twelve months to September 2026, registered sales averaged about AED 712,000 for a studio, AED 1.16M for a one-bedroom and AED 1.68M for a two-bedroom, or about AED 1,565 per sq ft overall.

New leases registered on Ejari averaged about AED 48,000 a year for a studio, AED 71,000 for a one-bedroom and AED 111,000 for a two-bedroom over the last twelve months. Ask for current apartments to rent.

The master developer is Dubai Properties, part of Dubai Holding, which launched Arjan in 2006. Individual buildings are by private developers such as Samana, Vincitore, Danube, Marquis, Binghatti and Ellington. The community is managed by Dubai Holding Community Management.

Season 15 of the Dubai Miracle Garden opens on 8 October 2026 and runs through the cooler months. UAE residents pay AED 70 per adult and AED 50 per child, excluding VAT.

Most streets are residential and calm. Noise comes from construction sites in the developing parts of Arjan and, on race days, from the Dubai Autodrome for buildings closest to Motor City.
